CAPABILITIES

• Permit Set

We prepare detailed permit sets that meet all regulatory requirements, facilitating a smooth approval process while staying true to the architect's vision. Our team provides comprehensive structural design development drawings that includes designs for structural framing to account for dead, live, snow, and seismic loads. We also design foundation elements, such as continuous and isolated footings, piles and foundation walls, based on soil bearing capacity and SPT soil boring test results. The permit set includes lateral analysis, structural details, and drawings producing in REVIT or AutoCAD, all design to meet local building permit requirements. 

• Construction Set

Our comprehensive construction sets provide precise instructions and specifications, supporting flawless execution by builders and contractors. In this phase, we work closely with the design team to revise and refine structural elements based on evolving design requirements. This includes detailing atypical framing conditions, engineering miscellaneous fabrications, coordinating with other project stakeholders, and ensuring all construction drawings reflect the final design intent. Our construction sets include structural construction drawings, in-depth structural detailing, and all necessary modeling of structural elements in REVIT or AutoCAD to ensure smooth and accurate implementation during construction. 

• Construction Adminstration

We offer ongoing construction administration to oversee the project as it progresses, resolve any issues, and ensure that the design specifications are met. Our services include site inspections to observe construction progress, reengineering of elements due to changes or unforeseen conditions, and conducting final inspections at project close-out. We respond to contractors RFIs, review shop drawings for conformance, and provide detailed reports to keep the project aligned with the structural intent. 

• SPT Coordination

Our team coordinates Standard Penetration Tests (SPT) to thoroughly analyze soil conditions and foundation stability. We handle the drafting and coordination of soil boring location plans and work closely with subcontractors for soil borings, ensuring an accurate assessment of soil conditions at specified depths. This analysis helps us to optimize structural design, avoid overdesign of the structure and eliminate unexpected issues later in the project. 

• Inspections

DAE conducts meticulous inspections to evaluate structural stability, load-bearing capacity, durability, and compliance with building codes, providing clear guidance on any necessary repairs and recommendations for future work or renovations. Our inspection services include thorough site visits, virtual assessments, and comprehensive inspection reports complete with color photographs and recommended next steps. We also certify recently completed work and advise on the condition of inspected areas.
